The move-making incentive, worth up to £12,000, is being offered by Elan Homes for a limited time only*. It’s available on selected homes only at various developments including Birchfield Court in Swinton; Greenside View in Dukinfield; and Holcombe Gardens in Ramsbottom.

Factor in the energy efficiency of a new home compared with an older property and there’s the potential to save almost £15,000 in the first year with further savings in future.

Elan regional sales director Marie Morris said: “Almost everyone is looking at ways they to reduce household bills and a move to a new home in Greater Manchester could provide the ultimate solution. Many people are keeping a watching eye on changing interest rates before committing to buy a house, but with our mortgage paid for a year incentive available for a limited time only now is the time to buy. It’s worth up to £1,000 a month or as much as £12,000 a year which could make a substantial difference to household budgets. Savvy buyers may opt to save the cash or make additional payments on their mortgage to reduce the lifetime of the loan. At Birchfield Court the incentive is available on plot 15, a four-bedroom semi-detached Ashley, priced from £399,995, and plots five and 16, the larger Ashley Max, priced from £419,995.

An intimate gated development, Birchfield Court offers an ideal base for commuters, less than a mile from Swinton station, only five miles from Manchester city centre and close to the East Lancashire Road (A580) for quick access to the motorway network to both Manchester and Liverpool.

The final phase of homes is now on sale at Greenside View. Buyers could receive up to £1,000 a month for 12 months towards the mortgage repayments on plot 22 to 24, all three-bedroom semi-detached Hattersley style homes, priced from £304,995.

Greenside View is located next to Dukinfield Golf Course, with some of the homes look out on to the greens. Others benefit from panoramic views of the Manchester city skyline. The city centre is less than 10 miles away, making this a great base for commuters.

There’s just one home available at Holcombe Gardens, a five-bedroom detached Croft style property, priced from £664,995 and eligible for the mortgage paid incentive.

The development is only a mile from the centre of Ramsbottom, and less than an hour’s walk from the spectacular Lancashire countryside of Holcombe Hill and Peel Tower, while still benefiting from superb road links – the M66 and A56 provide easy access to Bury, Bolton, Burnley, Blackburn, Rochdale and central Manchester.

Whichever location you choose, all new Elan homes achieve a minimum EPC (energy performance certificate) rating of B, making them eligible for green mortgages, which can offer lower interest rates than a standard mortgage.
