The pair of properties are being offered for sale by Elan Homes as part of its Birchfield Court development. They’ve been named The Gate House and The Coach House, with the latter now open for viewing.

Located on Worsley Road, in Swinton, the site was previously known as Birchfield House, a ‘micro-estate’ built in the second half of the 19th century. It comprised a main house, gardens, two ‘gatehouses’, a road approaching the house with a gated entrance and boundary walls.

More recently, the site was home to Swinton Hall Nursing Home, which closed in 2018.

Marie Morris, sales director for Elan Homes in the North, said: “The site of our new homes in Swinton has a rich and varied history and we’re pleased to be able to retain some of that heritage. New gates are being installed to make a stunning entrance feature to the development and alongside these we’re creating new homes in the gatehouses.

“The Coach House and Gate House are two very cute, characterful double fronted properties. Downstairs there’s a combined kitchen and dining room at the front, with a lounge at the rear and a private garden. Upstairs, there are two bedrooms and a bathroom. They offer a fantastic, more affordable alternative to city centre apartment living with the benefit of your own outside space and easy access to the Manchester via the nearby A580.”

As part of the renovations to transform the properties for 21st century living, Elan has replaced the old timber window frames with modern UPVC frames with double glazing; fitted highly energy efficient heating systems including boilers and radiators; plus, well-equipped kitchens and sleek bathrooms.

The two-bedroom Gate House is available from £229,995, while the Coach House can be purchased from £249,995.

The Coach House is available with an incentive package worth in excess of £16,000 including a 5% deposit contribution, carpets and landscaped garden.

Alongside the refurbished properties, Elan is building 18 new homes in a mix of three, four and five-bedroom designs, including some set out over three floors.

Prices for the new build homes in Swinton start from £379,995 for the four-bedroom Ashley Max.

Selected homes are available with a 5% deposit contribution, flooring package and turfed gardens. Subject to plot, the incentive offers potential savings of more than £20,000.

Alternatively, those with an existing property to sell, may be able to use part exchange to help them climb the housing ladder.

All of the homes at Birchfield Court will enjoy a courtyard setting, just over five miles from Manchester city centre.

Closer to home, there’s Sienna, a popular family-run Italian restaurant, also on Worsley Road, and the Cricketer’s Arms pub on Manchester Road.

Swinton Square is around 15 minutes away on foot, featuring high street stores and a range of essential services. The popular areas of Monton and Worsley are also within easy reach.
