Manchester’s newest homes will go on sale this week, as Urban Splash launch the Mansion House modular apartments at New Islington.

Prices have now been revealed, with homes starting from £290,000 upwards. Each property comes with a private balcony, 2.84m ceiling heights, dual-aspect views and large windows – making for wonderful views on each side, including across the New Islington Marina.

The homes are created using panelised modular technology, featuring a stunning cross-laminated timber material which makes for a unique aesthetic and efficient living thanks to its ability to insulate each home in the winter, and let it breathe in the summer. The homes are smart too; hot water, heating and lighting is controlled by the LightwaveRF integrated system, which works seamlessly with most leading application providers.

The first homes on sale will be housed within two medium-rise apartment buildings fronting the water and the Cotton Field Park; each block will comprise ten apartments, resulting in clusters of homes which share an entrance – an arrangement which encourages a stronger sense of ownership and counters the anonymity of high density living.

 Guy Ackernley, Urban Splash residential director, explained: “We are so excited to bring Mansion House to Manchester and, while the features might look incredibly modern – with innovative materials and construction techniques – the concept is actually quite an old one: small groups of apartments with one shared entrance, so you can enjoy your own space without feeling completely isolated from the rest of the world.

And whilst community is very much at the heart of Mansion House, we’ve made sure once you’re home for the day you can relax in a tranquil environment that’s filled with natural light from front to back.”

 The Mansion House apartments are fabricated with sustainable cross-laminated timber (CLT) in a factory in Bilbao, Northern Spain, close to the forest where the natural Radiata Pine that forms the walls and ceilings is grown. 

The first phase will go on sale this Saturday; at the event, customers will be able to make some decisions about their home’s layout, with nine flexible apartment layouts to choose from. Centered around the kitchen, the heart of each home, the apartment options on offer range from a “simple kitchen” layout – where living space is maximized; then for those who want a more dominant home hub, island and galley kitchen layouts are available.

Mansion House will sit at the heart of New Islington, overlooking the Marina and Cotton Field Park and the OFSTED-Outstanding New Islington Free School. Urban Splash is also progressing plans to create additional Mansion House homes as part of its final stages of New Islington, which – alongside neighbouring Ancoats – has undergone years of regeneration to become one of the city’s most desirable districts.
