TAG (The Averill Group) has secured a joint venture with Irwell Valley Homes to deliver 25 affordable homes in Bury.

The semi-detached and detached houses will be built on a 2-acre plot at Morris Street in Radcliffe.

Watson Homes has been appointed as the main contractor, with work set to begin next month.

More than 40 jobs have been created, including three apprentice roles, and the scheme is expected to be completed by March 2023.

Luke Averill, managing director of TAG, said: “We are extremely pleased to announce the joint venture with such a well respected local housing association in Irwell Valley Homes, and to be delivering this 100% affordable and much needed scheme for Bury.

“The homes will complement and grow what is already a thriving community; one that has easy access to public transport links and excellent local services.”

Luke, who grew up in Bury, added: “Along with our partners, which now includes Watson Homes, we are very confident of delivering a great scheme despite some of the challenges, including increasing build costs, that the pandemic has presented.”

The area where the two and three-bedroom homes will be built was once part of a 24-acre factory site which closed in 2004. Since then the area has been partly redeveloped for housing.

Plans for the 25 affordable rented homes close to the River Irwell were given the green light by councillors in March this year.

Works on a flood defence scheme on the edge of the site, which included the construction of an earth bund and a wall, have recently been completed by the Environment Agency.

Andrea Swanwick, Development Director at Irwell Valley Homes, said: “There is an acute need for more affordable homes across Greater Manchester. We’re delighted to be working in partnership to deliver these new homes for the local community.

“This development represents a significant investment in the area, with forty jobs expected to be created. And once completed it will provide much-needed high quality, low carbon affordable homes.”

Iain Watson, Development Manager, Watson Homes, said: “This work at Morris Street, Radcliffe, will further enhance the area, providing in-demand new quality homes using innovative modern construction methods.”
