new lease has been secured at the city’s landmark Sunlight House building, where a major refurbishment is nearing completion. The deal has seen Grade A office space secured on the 7th and 8th floors – totalling around 22,000sq ft.

The lease for the tenant was finalised before practical completion and negotiated by the Government Property Agency (GPA) and BNP Paribas. The letting underscores strong market interest in this heritage-led redevelopment, which is scheduled for full completion this September.

The £35 million refurbishment project, led by Karrev, has transformed Manchester’s original skyscraper to a high-quality, Grade A workspace that combines strong environmental performance with heritage character. The building meets the demands of today’s occupiers with standout ESG credentials, including an EPC rating of B and working towards BREEAM Excellent certification.

As a low-carbon alternative to a new build development, the refurbishment significantly reduces environmental impact while delivering best-in-class amenities – including a brand-new cycle store, showers, tenant gym and yoga studio. With energy-efficient LED lighting, state-of-the-art Daikin VRF heating and cooling systems and rooftop PV panels, Sunlight House offers a sustainable, future-proofed workspace that reflects the priorities of the modern workforce.
