Plans have been submitted  for the next phase of Pendleton’s regeneration.

The proposals in a joint venture between Lovell Partnerships and Together Housing Group will see the creation of 471 homes and the delivery of major regeneration work to Clarendon Park, including additional tree and vegetation planting, rain gardens, wetlands as well as the provision of two play areas, new play equipment, a multi-use games area and skatepark.

Also proposed are new and enhanced pedestrian and cycle routes and an allotment for community use.   

The development provides a mix of house types and intergenerational living including one- and two-bed apartments, alongside two-, three-, and four-bed homes as well as properties designated to accommodate older persons. 30% of the dwellings put forward will be affordable homes for rent and shared ownership and all would be highly energy efficient, low carbon homes, in line with Future Homes 25 standards.

“The Pendleton Project demonstrates that it is possible to create much-needed homes, have a strong focus on sustainability, and develop a true neighbourhood where residents can fulfil their personal and professional ambitions while having pride in where they live. Providing Future Homes 2025 standard energy efficient homes to reduce fuel bills for residents has been a key driver in the design of the homes, many of which have been developed bespoke to the scheme.

“Following a public consultation in March and April, the latest proposals, developed alongside Salford City Council, form an exciting proposition in relation to this latest phase of the area’s most significant regeneration project.”

Stantec – previously Barton Willmore – has developed the masterplan for this latest phase, and has been commissioned to provide planning, architecture, and landscape architecture services.  

Eddisons, Strategic Sports Consultancy and Amenity Tree are also advising SP+ and Lovell Together on the project.  

This next phase will go towards the Project’s aim of creating over 2,000 new and refurbished properties in Pendleton. The second phase, known as Spinners Quarter, is currently being delivered by Lovell Together and will see the creation of a new community consisting of 127 energy efficient and affordable homes.
