A detailed planning application has been submitted for phase two of the Embankment development in the Medieval Quarter of Manchester City Centre.
100 Embankment will offer 164,000 sq ft of Grade A office space over eight floors adjacent to Manchester Cathedral and Victoria Station. The foundations for the building have already been completed as part of the phase one works which will enable it to be delivered within a reduced build programme. This will be advantageous to occupiers seeking to move quickly when looking for new office accommodation.
100 Embankment is the second of two Grade A office buildings to be built at the scheme which is a joint venture development between Ask Real Estate, Carillion plc and Tristan Capital Partners. 

The BREEAM Excellent building will offer large column free floorplates of 20,000 sq ft and commencement of this second phase is estimated to commence in Q1 2017 with completion due Q2 2018..

The first building, 101 Embankment, which delivers 165,000 sq ft of Grade A office space, a 442 space Q-Park car park with retail space at ground level, will complete in September this year.

With a well acknowledged lack of Grade A space in the city and the imminent completion of 101 Embankment, the time is right to bring our second building forward hence the submission now of a detailed planning application to Salford City Council. We have been committed to delivering the second Embankment building from the outset and made provision to include all of the ground works in the first phase of development to ensure we could achieve a swift delivery.”

Interest in the first phase, 101 Embankment, has been strong and terms are out to a number of high profile occupiers with large requirements of 50,000 sq ft +. 
Embankment sits within the city’s Medieval Quarter, directly opposite Manchester Cathedral and just minutes’ walk from Victoria Station. With bus and Metrolink services right on the doorstep and access to a wide range of amenities in the City’s shopping district, Embankment is attracting significant interest from large corporate firms wanting to offer the best possible amenities and accessibility to employees. The Q-Park beneath 101 Embankment will operate over 3 floors and will be of particular benefit to office occupiers who still have a requirement for a large number of car spaces. A planning decision is expected in mid summer.
