Construction has begun to deliver the first sustainable office within Manchester’s award-winning Mayfield Park.
This marks the start of a major new phase for regeneration specialist Landsec and the Mayfield Partnership, which will deliver park side working for thousands, hundreds of high-quality homes, and a significant expansion of the city’s greenest public space.
The wider transformation of the previously run-down area is being spearheaded by The Mayfield Partnership, a public-private collaboration between Manchester City Council, Transport for Greater Manchester, London & Continental Railways (LCR) and Landsec.
The first office building in the North West to break ground in 2025, The Republic will also become the city’s first office within a public park, offering a unique place to work for around 2,000 people boosting Manchester’s economy by over £100 million
a year.
Designed by architects Morris+Company, the 13-storey building will span more than 243,000 sq ft and offer panoramic views across the park and city. At ground level, the park will flow into a striking double-height arrival, with new spaces for workers and visitors
to enjoy, places to eat, meet, and relax.
The Republic is the first building in the continued transformation of the former derelict site, next to Piccadilly station, into a thriving, green, residential-led district. This first phase of development will see Mayfield Park increase in size by 40% to 10.2-acres,
provide space for thousands to work, 879-high quality homes and a pioneering transport hub which will become the city’s biggest cycle store and EV charging point.
Through the construction of The Republic, led by main contractor Bowmer + Kirkland, over 1,600 construction jobs will be created. This includes at least 13 apprenticeships across Greater Manchester.
