When you set out to build your own home the base price can be facetious. While that price does reflect a large percentage of the overall cost, much of your total budget will be determined by the options you select regarding standard options versus upgraded finishes. While there are upgrades that you can easily skip or handle on your own and avoid the high price tag of going through your builder, there are some that you should hold onto for dear life. Keep in mind that there are also upgrades that may not necessarily increase the value of your home but if they increase the functionality or fit for you and your family specifically those upgrades are always worth it. 

Outside the Box

Do your homework and spend time researching upgrades to consider that your builder might not be pointing out to you. Kitchen countertops and flooring are examples of upgrades that are likely to be discussed but what about smart home features like a hub system or luxury elements like a home lift or theater room. Adding a home lift from the conception of your home plans is smart because that gives the builder an opportunity to mold the design to the lift and presents you as the homeowner with a larger set of options than if you were to try and add one after the fact. Home lift systems have come a long way and can now be design features inside the home. Providing functionality and future proofing your home are additional benefits. 

Consider Your Options

Appliances are a perfect example of a place where upgrades can negatively impact your budget. If appliances are not included with the base price of the home, you might be better off buying them yourself. The convenience factor of going through your builder is certainly appealing but convenience can be costly so consider if that element of ease is worth the inflated price tag. Having the most effective room lighting is another department where you have some flexibility. Of course, certain light fixtures are going to come standard with your home build, and upgrades will be offered however those offerings might not be at all indicative of what you could get if you sourced and purchased them yourself. Being able to find designer items for less can free up funds in your budget for upgrades that are more difficult to purchase independent from your builder. 

Look Beyond the Walls

Landscaping a new build home property can be often overlooked. Certain developments will have requirements that contractually will force you to make certain choices but do not forget to pay attention to the upgrades available beyond the four walls of your home. Simple choices like sod versus seeding your lawn yourself can be impactful on your pocketbook. Consider what you can postpone and what you need or want to be done on move in day. Also think about the landscaping elements that are going to present a major challenge or renovation to your space if you pass on them from the start. Certain types of trees or flowers are sneaky budget busters that you might find easy to pass on having your builder handle and dealing with them yourself later on since planting them will not require you to have to completely overhaul your yard.
