The controversial plans for Godley Green Garden Village in Tameside are set to go before planners this month

The development aims to create around 2,150 new homes close to Hyde and Hattersley and over the last few months site investigation work has been undertaken as part of the ongoing minor refinement and enhancement of plans for the flagship development

Controversy though surrounded the plans from an early stage with the site largely made up of green space, which is no longer classed as green belt land following the Places for Everyone plan

Campaignerd feared the loss of green space would ruin the area and a GoFundMe page was set up last year by campaigners to challenge the development with a judicial review.

The development is being delivered by Tameside Council together with MADE Partnership, who are supporting planning, funding, and overseeing everything from infrastructure to social value delivery and long-term stewardship.

The planning application proposals were originally submitted in September 2021 and the Council resolved to grant planning permission in November 2023 and again in October 2024.

Godley Green will not just provide much-needed, quality homes for Tameside but also promote sustainability, accessibility, and community wellbeing making it a transformational vision for future living says Tameside Council but it will create a place where people can live, work, raise families, travel easily, to enjoy social activities and green spaces with the integrated healthcare, retail, and recreational facilities they need all together

Over 43% of the site is dedicated to green spaces, play areas, and biodiversity enhancements and it will offer quality, mixed-tenure homes, including affordable housing, catering to everyone from first-time buyers to older residents.

The plans will protect surrounding areas from overdevelopment and aim to boost Hyde Town Centre. It will also create at least five hundred jobs annually over its 15-year span, offering training and apprenticeship opportunities for local residents.

Councillor Eleanor Wills, Executive Leader, Tameside Council said: “Godley Green Garden Village represents a bold and forward-thinking vision for Tameside. As a place where sustainable living, community wellbeing, and beautiful design come together. With up to 2,150 new homes planned, this development will not only provide much-needed housing but also celebrate our borough’s green spaces, and commitment to a healthier, more connected future. We’re proud to be working closely with partners, residents, and stakeholders to shape a village that reflects the values and aspirations of our communities.”
