Plans have been revealed this morning for 1,450 homes, a long-awaited link road and employment space on land close to the M61 near Bolton

The development,the Chequerbent scheme spans 246 acres and besides housing includes a 15-acre public park, 6.4km of cycling routes and community facilities including a 70-bed care home, school, and health centre.

The 1,450 new homes will see a mix of family housing and affordable homes.

There are also plans for 25,000 square metres of employment space, creating opportunities for local businesses to grow and bringing new jobs and long-term economic benefits.

In 2022, planning was approved for the Hulton Park project, which would deliver a world-class golf resort; restoration of the historic Park; more than 1,000 homes & community facilities, and the “Park Avenue” road link proposal, to address congestion at the Chequerbent roundabout.

This included a significant proportion of the development at Lee Hall that is the subject of these proposals. This permission remains live, but because it is tied to the Ryder Cup the development at Lee Hall cannot currently go ahead.

Peel say that Lee Hall will provide much-needed new homes, a new school, a community centre, employment space, health and wellbeing facilities and the largest new public park in Westhoughton – all supported by the critical link road.

Together, this represents a strategically significant opportunity to meet local needs, accelerate delivery, and bring lasting benefits to Westhoughton and the wider region, while the Hulton Park project continues to move forward.
