After two years of lockdowns, it comes as no surprise that the people of Manchester are desperate for their own personal garden when searching for a home.

Brits are craving that fresh air now more than ever with searches for “outdoor activities” “best parks near me” and “things to do outside” trending. By comparing the average prices of homes with gardens vs homes without gardens, Moda has been able to see on average how much more people are willing to pay for that coveted outdoor space.

On average houses in Manchester sell for £200,172 Moda’s research showed that on average those with a garden or outdoor space sold at a price 41% higher than those without! So if you’re one of the lucky ones to have some outdoor space you’d be doing well to appreciate it and make the most of the space. The experts over at Moda Furnishings recommend the following top tips to make the most of your garden (…no matter the size).

  1. Clear away clutter and debris. The quickest way to make a space look more open and bigger than it  is is by ensuring anything you don’t want including landscaping, trees, rocks and other items are removed.
  2. Pick a style for your garden. Whether you want your garden to be an oasis to relax in or party central for all your friends and family or maybe a mixture of the two, you have to decide what vibe you want your garden to have.
  3. Create designated spaces. Creating a variety of different spaces not only allows you to utilise your garden for a variety of things but can help you figure out what exactly you need to purchase. So maybe you want a dining space or an open green space or a space to relax and read a book.
  4. Purchase high-quality furniture to fit your space. Figure out exactly what kind of furniture you want and need then invest in high-quality furniture that will withstand rain, wind and the sun.
  5. Finish it off with accent pieces. Maybe you want to throw down a colourful outdoor rug to add some warmth or string lights to create ambiance. Whatever you decide to do finishing off your garden with some fun accent pieces will round it out.

The data used online real estate agents property prices and compared the prices of properties with gardens and then looked at the average value of a house in each region via the HM Land Registry.

The data was gathered and provided by Moda Furnishings.
