Planning permission has been secured for Alpha House, Wythenshawe’s newest
community, which will deliver 125 affordable one- and two-bedroom apartments for social
rent as part of the town centre’s £500m regeneration.

Alpha House marks the third residential site to receive approval, following three separate
applications submitted in December 2025 for a total of 422 new affordable homes by
placemaker Muse and Wythenshawe Community Housing Group (WCHG). C2 The Birtles
and Brotherton House both secured approval earlier this month.

Originally constructed in the 1970s as an office building, Alpha House has more recently been home to a local martial arts school, which has relocated to a new premises in Civic, and a solicitor’s practice, which moved into the city.

However, the upper floors have
remained vacant for more than 15 years. The building has now been recently demolished to
pave the way for the new apartment building, which will deliver 125 one- and two-bedroom
apartments, including 16 wheelchair accessible apartments, all for social rent.

The new homes will be affordable, high-quality and energy-efficient, complemented by
thoughtfully designed outdoor and communal spaces that support interaction, health and
wellbeing.

Cllr Bev Craig OBE, Leader of Manchester City Council, said:

“This next planning approval is a marker of our commitment that the transformation of Wythenshawe town centre
is for Wythenshawe people – and it means we now have approval to build 422 social rent
homes. This is housing that meets the needs of local people now and into the future – and
makes sure residents can live and be part of their community long-term. Another brilliant
milestone in this once-in-a-generation investment story.”

Joe Stockton, Development Director at Muse, said: “Securing the green light for Alpha
House, alongside C2 The Birtles and Brotherton House, marks a major milestone in
delivering over 400 affordable homes for Wythenshawe, all of which will be available for social rent.

complementing exciting town centre improvements such as the vibrant new food hall, the Culture Hub, and modern workspaces, which have all been designed to strengthen the town centre and benefit the local community.”
