A major planning application for 498 new homes has been approved by Manchester City Council, paving the way for a thriving new community on land close to the Etihad Campus.
Brought forward by Kellen Homes and Great Places Housing Association, the proposal, submitted by Euan Kellie Property Solutions in April, will transform the Riverpark Trading Estate site into a mixed-tenure neighbourhood comprising high quality homes, green spaces and improved links into the surrounding area.
The approved scheme includes 277 apartments across five buildings ranging from four to six storeys, together with 221 two-, three- and four-bedroom homes, car and cycle parking, hard and soft landscaping, a children’s play area, and upgrade works to Riverpark Road.
Crucially, 43 per cent of the homes will be affordable, more than double Manchester City Council’s policy requirement. The remaining 57 per cent will be delivered as PRS housing, broadening the choice of tenure available in this part of the city.

The development is backed by a highly-experienced team, including AEW Architects, CW Studio, environmental consultant e3p, highway consultant Curtins, viability consultant Roger Hannah, arcaero, Townsend, Enzygo and Ensphere.
Construction is expected to begin in early next year, with the completion of the first homes later in 2026.
