Just 18 months on from its acquisition of Beehive Mill in Manchester, award winning regeneration company Urban Splash has announced the Ancoats building is now more than 90% let.

The news comes as the developer completes a deal with The Prince of Wales’ charity, The Prince’s Trust, on 10,696 sq ft of space at the scheme; it is the latest in a line of pre-lets which have been agreed before Urban Splash’s refurbishment works are complete.

Once home to legendary nightclub Sankeys, the building was acquired by Urban Splash in early 2017 in which time the company has achieved lettings on more than 36,000 sq ft of space.

 Commercial director Emily Handslip explained: “In just 18 months we have transformed this building and given businesses in Manchester the opportunity to base themselves in the city’s most exciting area of Ancoats.

“To secure 90% of lettings even before completion is a wonderful achievement and I am delighted the team’s already been able to bring in such a great range of businesses.”

The Prince’s Trust is the biggest letting at the building this year; the organisation helps 11 to 30 year-olds who are unemployed or struggling at school to transform their lives and the new base at Beehive Mill will complement other regional hubs in Salford and Merseyside, as Prince’s Trust North Regional Director Clare Crabb explained: “We are well established in the North of England in our quest to meet the needs of thousands of young people across the region each year.

“Our range of programmes in Northern cities reflect the heritage and innovation found in this area, and our work in Manchester will be no different. We’ll help young people find their passions and skills and fit into Manchester’s vast offering; Beehive Mill is the perfect place for us to do that and we can’t wait to open our doors and show our  supporters and stakeholders the work we are doing.”

Other tenants joining the building this year include architects Maurice Shapero – designers of the Beehive Mill refurbishment – as well as design studio Fornight, software developer Silverchip and Intermarketing Agency. Existing occupier Beehive Lofts, which has extended its workspace twice already under Urban Splash, has also taken an additional 3,688 sq ft to create more co-working desks and a flourishing start-up environment for growing businesses in the city.

Added Urban Splash commercial manager Nicky Harries: “We’re delighted to welcome these brilliant new tenants into Beehive Mill; the building’s heritage, aesthetic and location in Ancoats mean its been very well-received by occupiers wanting to base themselves there. This, plus our commitment to flexible leases and accommodating the needs of businesses of varying types and sizes, has helped us reach this point where we have less than 10% of space now remaining.”

3,300 sq ft of deals were completed in other areas of the Urban Splash to Manchester portfolio this month too including Duo Creative Services taking space at the Schoolhouse as well as two new lettings at Boat Shed. Emily concluded: “We’ve welcomed another raft of good tenants this month, something down to our commitment to good design and flexibility in our leases, which allow businesses of all sizes to join us on varying terms.”
