A prominent Victorian industrial building in the heart of Manchester has been brought back to life with the launch of The Axle, a design-led office scheme offering fully fitted and serviced self-contained suites.
Located at 76 Quay Street, between Spinningfields and St John’s Quarter, The Axle has undergone a multi-million-pound sustainable refurbishment. The restoration has transformed a former industrial building into a modern workplace that offers the autonomy of a private office with the operational ease of flexible space.
The Axle has been delivered by Manchester-based property developer Fleck, working in partnership with real estate specialist Haida.
Nicolas Koenig, founder at Fleck, said: “As its first project, The Axle sets the tone for Fleck’s long-term approach. It is a deliberate response to how growth-minded businesses choose space today. They are increasingly expectant of convenience, quality and privacy. The location reinforces that proposition with some of the best amenities outside of Central London.”
Christian Anderton, director of Haida, added: “The redevelopment of 76 Quay Street presented an opportunity to push the boundaries of specification in Manchester’s SME workspace, made achievable by way of returning a derelict former industrial workshop to a sustainable, commercial asset with strong core fundamentals. The result provides a design-led, modern heritage product, unique to the neighbourhood.”
Spanning four floors, The Axle offers four fully fitted and serviced suites for teams of 10 to 80 people, providing a seamless plug-and-play solution for modern businesses looking to challenge, scale and grow. Each suite operates as a standalone office, with private meeting rooms, dedicated lounge areas and premium kitchens and WCs.
Original brickwork, exposed timber beams and a bespoke raw steel staircase sit alongside modern services, smart building technology and high-spec finishes throughout. The ground floor includes a digital content, podcasting and filming studio, reflecting the increasing demand for in-house content creation and brand-building capability among modern occupiers. Technology provision is a core part of the scheme with Node-enabled fibre infrastructure, delivering secure, resilient 1Gb connectivity alongside dedicated private Wi-Fi networks.
Bloc Building Consultancy was project manager, Blok Projects carried out the works and White Circle was the interior designer. Sixteen Real Estate are the retained letting agents for the building.
