Premium residential lettings and management business Settio enjoyed a record-breaking July in Manchester to secure its ranking as number one across the city, according to market data.
The Manchester lettings team at Settio achieved a total of 183 agreed tenancies in July, operating at a rate of more than 50 apartments per week during the last two weeks of the month.
This record-breaking achievement reflected Settio being number one in Manchester’s city centre for agreed tenancies in April, May and June of 2025, according to data by Rightmove based on properties that were ‘let agreed’ and advertised for more than 24 hours within Manchester’s Ring Road on the property portal.*
In the past four months, the lettings team at Settio’s Manchester office secured a total of 560 tenancies, including the 367 included in Rightmove’s data.
Jade Hamilton, Manchester lettings manager for Settio: “We have been number one for three months in a row with Rightmove, an incredible achievement
I’m incredibly proud of my team for their hard work and dedication over the past four months. Securing 1st place on Rightmove for three consecutive months is amazing and a testament to the team’s commitment to our clients.
Successful launches at Bankside, Colliers Yard and The Railings, Middlewood Locks, played a huge part in this momentum, and it’s been fantastic to see such a strong response from the market. This success is a true team effort and reflects the energy and expertise we bring to every development and every let.”
The best-performing development was Bankside, part of the Colliers Yard scheme by developer Renaker, where Settio completed, furnished and launched 161 apartments, generating more than 1,200 enquiries before Bankside completed. Following launch, tenants moved in on average just 22 days after agreeing to let, with most tenancies spanning 12 months.
Headed by co-founder Samuel Fitz-Hugh, Settio has almost 50 staff at offices in Manchester and London, with a Birmingham presence set to open in Q3 of this year. Settio’s team supports more than 2,500 individual clients with their comprehensive sales, lettings and management solutions for UK residential investments.
Samuel recently launched Settio Living, expanding its range of market-leading services into the build-to-rent (BTR) sector by providing institutional investors and funds acquiring buildings with operational services including faster lease-up, higher occupancy rates and enhanced resident retention.
Samuel and Chris Parsonage launched Settio in Manchester in 2017, having relocated from London, where they worked with internationally renowned developers on large-scale sites in prime locations to meet the growing expectations of UK investors.
*The Rightmove data covers all apartments priced at between £850 and £3,000 per month in central Manchester, excluding student properties.
