The public are being invited to have their say on ambitious plans to transform the former Riverside Retail Park on Ordsall Lane in Salford, into a vibrant waterfront community.

New plans and images reveal the first look of the regeneration project, which will create 808 high-quality apartments ranging from 1-3 bedrooms across three striking buildings, a two-storey Pavilion building and substantial upgrades to the public realm.

Imco Holdings Ltd and Forshaw Group as Joint Venture (JV) partners will bring the new homes to the site alongside the two-storey Pavilion which will provide the opportunity for flexible space for a mix of uses, which could include commercial, retail, hospitality, and community use. The proposals follow Forshaw’s successful delivery of Silkbank Wharf next door to the site which was acquired from Imco.

The scheme is expected to create more than 1,000 jobs and £67m in economic value over the three‑year build. On completion, more than 1,900 new residents will bring a £23m boost to local shops and services, supporting 86 jobs locally and generating £1.7 million a year in new council‑tax revenues for Salford City Council.

The McDonald’s, KFC and Grosvenor Casino currently occupying the site will be demolished to make way for the new scheme. The principal of demolition has previously been established through a Prior Approval application in October 2023.  The existing Riverside Retail Park will continue to trade in the meantime, only vacating once planning is secured.

Riverside Place, Salford will reflect its name by significantly enhancing public access to the riverside, creating new spaces for residents and the wider community to relax and enjoy. These public realm improvements will open up the River Irwell and transform what is currently a car-dominated retail site, into a place for people to walk, meet, and rest.

A landscaped ramp and tiered seating will connect the new development to the existing riverside walkway, creating safe and accessible pedestrian and cycle routes for residents and the wider community, as well as a link from Ordsall Lane. These improvements support the vision for an improved riverside set out in Salford City Council’s Irwell River Park Connectivity and Movement Strategy approved earlier this month.

Riverside Place, Salford also supports the Council’s ambitions for high-density, residential-led growth in this location. The new development would contribute directly to the city’s goal of building 9,000 new homes across Ordsall, Quays, Pendleton and Charlestown by 2042.

Local people are being invited to comment on the plans as part of a public consultation which will take place until Thursday 22 May 2025. The project team will be hosting a drop-in event at Silkbank Wharf, where the local community can find out more.
