Spinningfields landmark Sunlight House is well on its way to being refurbished to its former glory as works move into the latest phase of the £30 million refurbishment.

First established in 1932, Sunlight House was Manchester’s first skyscraper and since its inception, the iconic heritage building has remained a timeless testament to ambition nestled in the heart of Spinningfields. Its refurbishment is set to be transformational to the bustling business district of Manchester and will lead the way in sustainable refurbished character office space, offering the perfect environment for collaboration and innovation in an unrivalled location.

It is thought that 2025 marks the first time the building has been comprehensively refurbished since 1932. The next phase of its restoration sees attention turned to the building’s façade – and although it is currently hidden under scaffolding while it receives this much needed TLC, it’s very much still business as usual for the building’s current occupiers.

Currently Sunlight House is home to the award-winning Schofields Bar, which was crowned UK’s Best Bar in 2024, as well as the acclaimed independent florist, Flower Style.

Over the past few years, the iconic building has been undergoing a transformational journey to become a dynamic hub fostering creativity, collaboration, and productivity. The project marks a sustainable revolution of Grade A office space, with full floor offices to furnished private studios available all with best-in-class sustainability credentials.

Joseph Sunlight, the original architect, was a visionary designer and industry trailblazer. In his spirit, Sunlight House is leading the way in sustainable restoration. Committed to environmental responsibility, the retrofit scheme has saved over 200,000 sq ft of new construction whilst delivering outstanding workspace that operates with a net-zero carbon footprint, showcasing the project’s dedication to sustainability and a greener future.

This transformation is being led by Karrev Management, a developer focussed on restoring iconic city centre buildings to their former glory while reinventing them for new and exciting possibilities.

Richard Morgan, Director of Asset Management and Leasing, said, “We’re thrilled with the progress at Sunlight House and are looking forward to welcoming both new and existing occupiers to a refreshed standard of business space in the heart of Spinningfields.”

The work on Sunlight House is due to be completed on a phased basis during 2025 with the first sectional completion during Q1.
