22 brand new three and four bedroom family homes are now underway at Princedom Street in Harpurhey, north Manchester.

The scheme is part of Manchester City Council’s P500 scheme, and will bring affordable homes to a vibrant and in demand suburb by redeveloping a surplus brownfield site.

This is one of three P500 schemes MSV has partnered with the City Council to deliver helping to bring much needed homes for people wishing to access everything Manchester has to offer (two are now on site, with one still at the early stages of acquiring land).

Being just 3 miles north of the City Centre, the development will provide excellent access to schools, shops, employment and good transport links to wider parts of the city.

The new development will provide 22, three and four bedroom homes – 12 for Social Rent and 10 for Rent to Buy. Social Rent is a genuinely affordable housing option that ranges between 50% to 70% below the local market value, whilst rent to buy provides an opportunity for people to get on the property ladder who haven’t quite got enough money together for a full deposit.

The highly sustainable homes will support active travel – a way of getting around that involves walking, cycling, or wheeling, and is a key part of Manchester’s plan to create a liveable city.

The new homes will also promote decarbonisation with non-gas energy and air source heat pumps and will provide high levels of insulation and air tightness following Passivhaus classic standards.

We expect the development to complete in February 2026.

Cllr Gavin White, Manchester City Council’s executive member for housing and development, said:

“We’re really progressing now with our Project 500 initiative moving from the first phase, which will see 357 new affordable, low carbon homes built – and the second phase will surpass our target of delivering 500 genuinely affordable homes as part of this programme.

“The Project 500 sites are largely smaller brownfield sites owned by the council, which are typically harder to develop, but by working in close partnership with the city’s housing providers we have been able to bring forward the development of affordable homes.

“It’s innovative schemes like this in Harpurhey, and the support from providers like MSV that mean we are on track to meet our ambitious housing strategy target to help build at least 10,000 Council, social and genuinely affordable homes up to 2032.”
