PJD Group has let the entire second floor at its One Express development, on George Leigh Street in Ancoats.
Having bought the Grade II listed building in 2017, PJD Group undertook an extensive office refurbishment which also incorporated a café and gym including shower facilities. The work completed in September 2021, with a number of lettings at ground and first floor level agreed within 4 months of practical completion.
Comprising of 11,003 sq. ft, the second floor will be occupied by Chartered Accountants and Business Advisors, Beever and Struthers, who are relocating to Ancoats from St George’s House on Chester Road.
They have committed to a 10-year lease, incorporating a break at year five, the fit out is due to commence imminently, with the aim of moving the Manchester office to their new home by autumn 2022.
Mark Davies, owner of PJD Group, the Altrincham-based property company said: “I am delighted with this letting, which I feel is down to the quality of the product, combined with a location that has come to the fore in the past few years.
“To have a locally based and well-respected professional firm commit in this way shows that Ancoats now appeals to both the tech and the professional sector. It proves that if you provide a quality product, in a good location, tenants will want to take space in your building.
He added: “Practical completion took place in September last year and of the 29,000 sq. ft produced, only 2,920 sq. ft remains available, which speaks volumes for this development.”
Caroline Monk, Executive Partner of Beever and Struthers said: “We are delighted to be relocating to Ancoats, a vibrant new business area with great connectivity to local transport networks, and to the One Express building with its own unique identity. It is a perfect fit for us.
“We are looking forward to relocating to a space which will encourage collaboration, innovative thinking and knowledge sharing among our teams, while also ensuring we continue to deliver a great service to our clients.”
The landlord was represented by OBI and Daniel Harris and Co in the letting. In4M will project manage the fit-out, which will be carried by Urmston-based Urbanise Construction.
