Manchester City Council’s planning committee has turned down plans for 485 flats in Port Street in the Northern Quarter

The plans included a 34-storey tower between the Northern Quarter and Ancoats but councillors rejected the scheme after concerns about both the height and affordable housing

Designed by SimpsonHaugh Architects, the plans called for a building that would range from seven storeys tall to 34.

Of the 485 planned apartments, none would have been designated affordable.

The scheme had been recommended for approval by planning committee officers pending the inclusion of an off-site affordable housing contribution despite the council having received over 200 letters of objection

The council designated the application “minded to refuse” due to concerns over the scale of the development and the impact it would have on the conservation area.

However it is not the end of the story as the application will return to the committee at a later date.
