For that big step for any new homer, Anthony shares his top tips for first-time buyers, offering practical advice to help navigate those high hurdles in home buying.
- Seek financial advice – the first step is to consult with your bank or an Independent Financial Advisor. They will review your finances (without conducting a full credit search) and provide you with an Agreement in Principle (AIP). This will give you a clear understanding of both your budget for purchasing a property and the monthly costs involved.
- Get in touch with local estate agents – start by looking up agents who specialize in the type of property you’re after. Check their websites to see who’s handling the most sales of Victorian terraces or new build apartments in your chosen area. Once you’ve found a few, arrange to meet them in person. During busy times, agents can receive a high volume of enquiries, so meeting face-to-face will help you make a personal connection and ensure you’ll be remembered.
- Arrange a viewing tour with one of your partner agents. Spend a couple of hours viewing a shortlist of properties together. This will give the agent a chance to better understand your needs, while also allowing you to benefit from their expertise. By working together, you’ll be one step closer to finding the perfect home.
- When making an offer, speak directly with the agent rather than just emailing a figure. Share your AIP and discuss the appropriate offer to secure the property at the right price. The agent will have valuable insights into the seller’s motivations and any potential room for negotiation, so it’s important to engage in a conversation rather than simply guessing at the right figure.
- Ask the agent for recommendations on the best solicitors in the local area. Particularly those with experience handling properties similar to the one you’re purchasing. Choosing the right solicitor can help ensure a much quicker and smoother transaction.
