Plans for a new market complex in Urmston have been submitted.

The scheme by the The McGoff Group calledor M41, its innovative development that will further enhance the food-led resurgence of Urmston and add an extra dynamic to the flourishing food and drink offering in the town say the developers.

M41 will offer a diverse blend of 10-12 food and drink operators positioned around an informal central seating area of around 160-180 covers.

Operating partners will be carefully selected to ensure that local customers benefit from the very best quality and choice at competitive price points.

There will be a strong focus on independents from across the region who can bring locally-sourced artisan-quality food and drink to the food hall, offering something different for the local community and attracting revenue from outside of Urmston.

Outline planning consent has already been received, and the McGoff Group anticipates a decision from the Council in June, with the planning application typically taking approx. 13 weeks.

To help realise the concept, the McGoff Group will be investing circa £3.5m in the comprehensive redevelopment of the existing market site, with phase one housing already underway.

M41 is a pioneering, privately invested food-led market hall, encompassing a bespoke new build design, as opposed to the large majority of food market halls across the UK that are found in historic buildings that have been refurbished and are often linked to local authority ownership.

The design for M41 has been conceived to provide a development appropriate and sympathetic to the locality, reflecting the architecture and form of the existing buildings along Railway Road and Greenfield Avenue, enhancing the vistas.

Chris McGoff, director at the McGoff Group, says: “Anticipation is already mounting in Urmston for the new food market hall, with lots of interest from locals in terms of timings and enquiries from potential operators, which is great to see so early on.

“We want M41 to reflect Urmston’s vibrancy and increasing desirability as a great place to live, work and play, and have worked closely with the local community to establish their views and understand their feedback regarding the concept, building design and product offering.

“The proposed plans for M41 are exceptional with every detail carefully considered, including indoor and outdoor children’s play areas, private dining, a mezzanine level with additional seating, space for pop-up stalls and staging events, as well as a dedicated co-work hub with free wifi to name just a few.  We really have invested significantly in M41 as it will be the first and pioneering new build food market hall in the North West, with Urmston the perfect location for the development.”

The McGoff Group hopes to start construction on site in August, with launch scheduled for Spring 2019.
