Scarborough Developments are kick starting the rise of New Islington with a stunning development of 144 new homes, the second building to be delivered under the banner of Fair Briar Group.

Standing on the eighth floor of Milliner’s Wharf in New Islington, you get some idea of the kind of community that is attempting to be built across New Islington, a mere stone’s throw from the city Centre.

The trams are running through every twelve minutes, there is a new health centre, a nursery, a new school on the way, open spaces and water features around the Ashton Canal, even a family of Canadian Geese have moved in.

New Islington has had its critics, it’s very name conjures up some distant New Labour vision of the early 2000’s, a vision that ground to a halt as money ran out in 2008 following the financial crisis

But now it is on the move again and at its centre Scarborough Homes’ new HatBox development currently in the middle of construction.

144 new homes are in the process of being built, a mix of different homes available to help cater for a broad audience.

One and two bedroom garden apartments which will include a private timber-decked terrace, and the two-bedroom duplex homes along with luxurious three-bedroom homes, each boasting a master suite comprising; ensuite bathroom, a luxurious walk-in shower and dressing room. 

The design team has focused on delivering high specification homes with all of the apartment types. 

Each apartment boasts fully fitted kitchens with integrated appliances, white handle less cupboards and composite stone worktops with glass splash backs, all of the apartments have fitted wardrobes in the bedrooms along with high quality bathrooms comprising a contemporary white bath with rain shower overhead, a fitted shower screen, Hansgrohe stainless steel ironmongery and wall-hung Villeroy & Boch toilet and basin. 

  
The living space is accentuated by engineered timber flooring throughout, while the comfort of the bedrooms is reinforced with fitted carpets.

Each apartment has also been designed to maximise space and light. With floor to ceiling glazing and balconies which offer varying views across the Sky Garden, over the city centre, the Etihad Stadium and even out as far as the Pennines.

Outside there is a fantastic private residents Sky Garden complete with oversized chess board, table tennis and seating and BBQ areas. There is also ample parking spaces (available at a cost option) and bicycle stores.
